NoMad Wynwood Move-In 2026: Closing Timeline and What to Expect

Last Updated: September 2026

NoMad Residences Wynwood is delivering in 2026. For a buyer, that changes the whole conversation. You are no longer underwriting a rendering and a multi-year deposit schedule. You are looking at a finished nine-story building at 2700 NW 2nd Avenue, and the distance between contract and keys is a closing process, not a construction cycle.

I walk buyers through a delivering building differently than a pre-construction launch. The questions shift from "when will it be built" to "which residences are still open, what exactly is due at closing, and what do I need lined up before that date." This guide covers that sequence for NoMad Wynwood, using the developer fact sheet and the project record WIRE Miami keeps on the building. Where a number is not in that record, I say so and tell you how we get it.

When can buyers move in at NoMad Residences Wynwood?

NoMad Residences Wynwood is delivering in 2026, so move-in follows closing rather than a construction schedule. Once your residence closes, you take possession of a fully furnished home. The exact closing date for a specific residence comes from the developer's closing notice, and I confirm it residence by residence before you commit.

The building itself is set. Per the developer fact sheet, the garage sits on a basement level, the ground floor holds retail, a paseo and two lobbies, residences run from floor 2 through floor 8, and floor 9 is the pool deck, amenity level and rooftop restaurant. There are 329 residences in total, all studios, one-bedrooms and two-bedrooms, designed by Arquitectonica with interiors by DesignAgency.

What a delivering building gives you that a launch never can is certainty on the product. You can stand in the actual residence, look at the actual view from that line, and open the actual kitchen drawers. In Wynwood that matters more than in a tower market, because at nine stories the view from a given residence depends heavily on its floor and exposure. I would rather a buyer see the floor 3 view and the floor 8 view in person than pick from a stacking plan.

The trade-off is choice. At delivery, you are buying from what remains, not from the full mix. The lines that sold first during pre-construction are usually the ones buyers liked most on paper. Sometimes the remaining inventory includes a residence that works better in person than it looked on the plan. Sometimes it does not, and the right answer is a different building. I will tell you which case you are in.

What does the closing timeline look like on a delivering building?

On a delivering building the closing timeline is short and sequential: contract, review of the condominium documents, deposit, financing or proof of funds, a pre-closing walkthrough, then closing and keys. The deposit schedule on the developer fact sheet placed 60 percent of the price at closing, so most of the money moves at the end.

Here is the sequence I run with buyers at NoMad Wynwood, step by step:

None of this is exotic, but the order matters. The two places I see buyers lose time on a delivering building are the lender review and the documents. Both are front-loaded now, while the residence is still being held for you.

What is included when you take possession of a NoMad residence?

Every residence at NoMad Wynwood is delivered fully furnished and curated by NoMad and DesignAgency, per the developer fact sheet. You move into a finished home with a Bosch kitchen, Italian-designed cabinetry, stone countertops, brass bath fixtures, an in-residence washer and dryer, a private balcony and ceilings of nine feet or more.

The fact sheet also lists floor-to-ceiling sliding glass doors, walk-in closets in most residences, spa showers, smart climate control and private storage on the residential floors. Building services include 24-hour concierge and security, 24/7 valet with an in-building garage, dedicated check-in services, privately controlled elevator access and in-residence dining delivered on demand. The building is pet-friendly.

The residence mix on the same fact sheet, by type, square footage and number of residences:

Read that mix the way I read it: 147 of the 329 residences are the same 638 SF one-bedroom, and 70 are the same 479 SF studio. That concentration is normal for a building designed around flexible use, but it means those two layouts will always have the most direct competition inside the building, whether you are reselling later or placing a tenant. The smaller runs, such as the 931 SF two-bedroom B with 7 residences, are where a buyer gets something less common. You can review every layout in the floor plan library.

On the amenity level, the fact sheet lists a rooftop NoMad restaurant and bar with a separate elevator, a full-service rooftop pool with sun deck and cabanas, a fitness and wellness center with outdoor fitness lawns, a grilling area and outdoor cinema, a library and co-working space, and bicycle storage. The ground floor was planned around a 13,000 SF Casa Tua Cucina. The full list is in the amenities section.

Can I rent my NoMad residence after closing?

The developer fact sheet describes flexible ownership with no rental restrictions, and it lists dedicated check-in services among the building services. The rules that govern are the ones in the recorded condominium documents at closing, so confirm the current leasing provisions there before you plan around them. No rental income is promised.

This is the one item I would never let a buyer take from a brochure. Marketing materials are written at launch; the declaration and rules are what bind the building once owners take over the association. Before contract, I pull the leasing section of the current documents and put it in front of you, along with any rental program terms the developer or operator offers in writing. If a program is offered, read who operates it, what it costs, and how an owner exits it.

What I will not do is project a nightly rate or an occupancy figure for you. Anyone who does that for a building that is just delivering is guessing. What I can tell you is the structure: a nine-story, 329-residence building in Wynwood with furnished residences and check-in services is designed for owners who want the option to rent. Whether that option fits your plan is a question about your plan, not about the brochure.

Who should buy at delivery instead of pre-construction?

Buying at delivery suits a buyer who wants to see the finished product, close within a short window and start using the residence now. Pre-construction suits a buyer who is comfortable placing deposits over a multi-year build in exchange for choosing from the full inventory. Both are valid; they solve different problems.

In Wynwood right now, the contrast is clean. NoMad is delivering in 2026. Frida Residences Wynwood targets delivery in October 2028 per the developer sheet dated April 11, 2026, with 40 percent of the price paid in deposits before closing. Wynwood 26 targets delivery in Q1 2028 on a sheet of the same date, with 25 percent in deposits before closing. A buyer at Frida or Wynwood 26 has capital committed for a year and a half to two years before the keys; a buyer at NoMad is closing on a finished building. I compare all three in detail in our Wynwood new condos comparison.

The other side of that trade is real. At a launch you choose from everything; at delivery you choose from what is left. If a buyer has a specific layout in mind, such as a two-bedroom above 900 SF, the question is simply whether one is still available. I check that before anything else, because it decides whether NoMad is the right building or whether we should be looking at a different one.

How I handle a delivering-building purchase

I track the remaining inventory and the closing terms with the developer's team, so when a buyer asks which residences are still open, how the passed milestones are collected, or when a given residence can close, I get the answer in writing rather than estimating. That speed matters at delivery, when the good remaining residences move without much notice.

My practical advice for a NoMad Wynwood buyer in 2026 comes down to four things. Walk the building before you choose. Get the current price list and the current documents at the same time. Bring your lender in on day one if you are financing. And read the leasing provisions yourself, not a summary of them. The developer covers the brokerage commission, so there is no additional cost to you for having WIRE Miami on your side of the transaction.
