Wynwood New Condos Compared: NoMad, Frida and Wynwood 26 in 2026

Last Updated: September 2026

Three new condominium projects in Wynwood sit on WIRE Miami's desk in 2026, and they are at three different points in time. NoMad Residences Wynwood is delivering in 2026. Wynwood 26 targets delivery in Q1 2028. Frida Residences Wynwood targets October 2028. That timing gap shapes the purchase more than any amenity list does.

Most comparisons of Wynwood buildings line up amenities side by side. I start somewhere else: how much cash you commit before closing, for how long, and what you can verify before you commit it. Then price per residence, then carrying cost, then the product. All figures below come from the developer documents in WIRE Miami's project record, each with its date. Pricing moves, so treat every number as of the date shown, and a WIRE Miami agent confirms the current sheet before you rely on it.

What new condos are available in Wynwood in 2026?

WIRE Miami represents buyers at three new Wynwood projects: NoMad Residences Wynwood, a 329-residence building delivering in 2026; Wynwood 26, a 233-residence PMG building targeting Q1 2028; and Frida Residences Wynwood, a 244-residence building by PMG and LNDMRK Development targeting October 2028. All three are mid-rise, between 8 and 12 stories.

The quick profile of each, from the project records:

Two of the three are PMG projects. That is worth knowing, because the developer relationship and the contract forms will look familiar across Frida and Wynwood 26, while NoMad comes from a different team: Related Group, Tricap and Sydell Group, through the developer entity PRH G40 Property Owner, LLC named on its fact sheet.

How do prices compare between NoMad, Frida and Wynwood 26?

On the developer sheets dated April 11, 2026, Frida Residences Wynwood ran $502,000 to $1,550,000 across studios to three-bedrooms, and Wynwood 26 ran $539,000 to $1,029,000 across junior suites to one-bedroom plus den. For NoMad, WIRE Miami sends the current developer price list, since the most recent one on file is older than six months.

By residence type, the April 11, 2026 sheets break down this way.

Frida Residences Wynwood:

Wynwood 26:

The read I give buyers: the entry points are close, roughly $502,000 at Frida and $539,000 at Wynwood 26 on those sheets. The difference is at the top. Wynwood 26 stops at a one-bedroom plus den, so a buyer who needs a true second bedroom is choosing between Frida and NoMad. Frida's two-bedroom plus den and three-bedroom lines, at 954 to 1,171 SF, are the largest layouts on these sheets. NoMad's largest layout on its developer fact sheet is a 931 SF two-bedroom.

How much cash is committed before closing at each building?

Wynwood 26 asks for 25 percent before closing: 10 percent at contract, 10 percent at 120 days and 5 percent 120 days after that. Frida asks for 40 percent: 10 percent at contract, 10 percent at 120 days, 10 percent at groundbreaking and 10 percent one year later. NoMad is delivering, so its balance is paid at a near-term closing.

This is the comparison that separates the three buildings most clearly. On a $600,000 residence, the Wynwood 26 schedule commits $150,000 before closing and the Frida schedule commits $240,000. Both sit in escrow or in the project until a closing that is a year and a half to two years out. At NoMad, the capital question is different: you are funding most of the price on a closing date that is weeks or months away, not years.

Neither structure is better in the abstract. A buyer who wants to lock a price today and fund it slowly prefers the lower pre-closing percentage at Wynwood 26. A buyer who wants a larger residence and is comfortable with more capital in the ground chooses Frida. A buyer who does not want capital sitting in a construction project at all looks at NoMad. Florida law governs how developer deposits are held, and each contract states which portion, if any, may be used for construction. Read that clause before you sign any of the three.

What are the HOA fees at the new Wynwood buildings?

On the April 11, 2026 developer sheets, HOA was about $1.63 per square foot per month at Frida Residences Wynwood and about $1.55 per square foot per month at Wynwood 26. For NoMad, the current association budget in the condominium documents is the figure to use, and WIRE Miami sends it with the price list.

Translated into monthly numbers at those rates: a 396 to 399 SF Frida studio carries roughly $645 to $650 a month, and a 405 SF Wynwood 26 junior suite roughly $628. On a 1,171 SF Frida three-bedroom, the same rate is roughly $1,909 a month. Those are current-sheet figures, not forecasts. Where association costs go from here is a conversation for a call, once you have the budget in hand.

Carrying cost matters more than usual for these three buildings because they are small mid-rises. Fewer residences share the fixed costs of staffing, insurance and amenities. That is not a reason to avoid them; it is a reason to read the budget line by line.

Which Wynwood building fits which buyer?

NoMad fits a buyer who wants a finished, furnished residence now and a brand-led building. Frida fits a buyer who needs two or three bedrooms and accepts a 2028 delivery with 40 percent in deposits. Wynwood 26 fits a buyer who wants the lowest capital committed before closing and is comfortable in a studio-to-one-bedroom building.

A few points I raise with every Wynwood buyer, whichever building they lean toward:

For NoMad specifically, the delivery sequence is covered in our NoMad Wynwood move-in and closing guide, and the full residence mix and floor plans are on this site.

What about Midtown, one neighborhood north?

Buyers who like Wynwood but want a taller building often widen the search to Midtown. Midtown Park by Proper, by Rosso Development and Proper Development, is the Midtown project in our portfolio. On the developer price sheets for August 2026, its Suites and Tower residences ran $569,900 to $2,122,900, with delivery estimated for 2028.

Midtown sits between Wynwood and the Design District, so the lifestyle overlap is real. The difference is scale and product: a larger tower with a wider range of layouts, against Wynwood's smaller mid-rise buildings. For a buyer who wants three bedrooms and a higher floor, Midtown Park belongs in the comparison. For a buyer who wants to be inside the Wynwood grid itself, the three buildings above are the set.
